Important: CMHC’s MLI Select program is generally intended for purpose-built rental projects with five or more self-contained units. Smaller plexes (such as duplexes, triplexes, and fourplexes) may not qualify on their own. In some cases, however, two triplexes on adjoining lots can be designed and structured as a single six-unit submission with your lender and mortgage professional, allowing you to access MLI Select benefits while staying in the small-residential scale. Program guidelines can change, so we always coordinate with your financing team to confirm current criteria.
