Putting People Ahead of Profits

Community Involvement & Affordable Housing

For almost a decade, Kingwell Fine Homes has focused on housing initiatives in our community. As Ontario continues to face a housing crisis, we use our experience as a Net Zero home builder and multifamily construction partner to help create more affordable, healthy, long-term homes for families in Guelph, Fergus, Owen Sound and Saugeen Shores.

Alongside our custom homes, townhomes and multiplexes, we support housing-first community work. In practice, that means combining construction expertise, cost-conscious project delivery and in-kind support so that local organisations can add more affordable homes without carrying the full load alone.

We know that every new front door can change the direction of a family. For that reason, our community involvement is not a side project. Instead, it grows directly out of the same systems and standards we use on our custom homes, townhome developments and investment properties.

Working Alongside Habitat for Humanity

One of the most meaningful ways we give back is by working alongside Habitat for Humanity on affordable housing projects. Our team has contributed design input and construction expertise on townhome-style housing for families in communities such as Fergus and the wider Wellington County area.

We do not have a formal long-term contract with Habitat. However, we share the same belief: that safe, stable, attainable housing changes the trajectory of a family. Because of this, we look forward to expanding this work and supporting similar housing charities in other Ontario communities.

On these projects, we bring the same care we use on our private builds. For example, we pay attention to building envelope details, durability and long-term running costs so homes remain comfortable and affordable over time.

  • Offering construction expertise and project coordination on affordable housing builds
  • Helping design efficient, comfortable townhomes and multiplexes for families
  • Supporting long-term affordability through better building envelopes and lower operating costs

Partnering With Charities & Investors

Because we regularly build duplexes, triplexes, four-plexes and stacked townhomes for investors, we understand how to deliver high-performance homes at reasonable, transparent costs. That experience is exactly what many charities and community groups need but do not always have in-house.

We are actively looking to collaborate with charitable organisations and impact-focused investors to create projects that balance returns with community impact. In many cases, the right partnership can unlock projects that would otherwise stall.

  • Affordable, owner-occupied homes for local families
  • Reasonably priced, purpose-built rental properties
  • Duplex, triplex and four-plex projects designed for both stability and impact

If you are planning an affordable housing project and need a builder who understands both construction and investment, we would be glad to explore how we can help.

Our Housing Impact So Far

Community involvement at Kingwell grows directly out of the work we do every day as a Net Zero and multifamily builder. The projects below are a sample of how that experience translates into real homes for real people.

Recent & Ongoing Projects

  • Completed 32 stacked townhomes in Fergus, adding much-needed new housing to the local market.
  • Starting 40+ new homes in Guelph, designed with long-term comfort, efficiency and durability in mind.
  • Consulted on a range of other housing and infill projects across Southern Ontario.

How This Supports Affordable Housing

Every project teaches us how to build smarter and more efficiently. As a result, we can share real numbers, real details and real options with the charities, municipalities and investor groups we advise.

  • Designing multiplexes and townhomes that work for both families and investors
  • Helping reduce long-term operating costs through better envelopes and mechanical systems
  • Advising charities and community groups on realistic scopes, budgets and phasing

In the end, our goal is simple. We want more families in Guelph, Fergus, Owen Sound, Saugeen Shores and across Southern Ontario to have access to homes that are healthy, comfortable and truly attainable.

Environmental Stewardship at Kingwell Fine Homes

Environmental Stewardship at Kingwell Fine Homes

At Kingwell Fine Homes, we believe every home should contribute to a healthier future—for the families who live in it and for the land that supports it. Building with Canadian lumber carries a responsibility, and we take that responsibility seriously.

That’s why, for every home we build, Kingwell donates offsetting trees to charitable reforestation partners. These trees are planted in local and regional projects across Ontario to help restore natural spaces, support biodiversity and reduce long-term carbon impact.

A single sapling may be small, but it represents potential: cleaner air, stronger ecosystems and a more resilient landscape for generations to come.

As we grow, so does our commitment. Our goal is simple—plant more trees each year than we consume in construction, ensuring that the communities we build in remain vibrant, healthy and connected to the natural environment.

Because building a better tomorrow means giving back today.

Communities We Support & Build In

Our projects and community involvement are centred in these parts of Southern Ontario. Many of these communities also have dedicated pages where you can learn more about how we build there.

Have a Community or Affordable Housing Project You’d Like to Discuss?
